Energy Performance Certificate (EPC)
An EPC defines a property’s energy usage and typical energy costs, plus the overall energy efficiency rating (G is least efficient; A is most efficient).
An EPC is valid for 10 years, and can only be issued following an assessment by an accredited Domestic Energy Assessor (DEA).
You cannot rent out or market a property without a valid EPC.
Electrical Installation Condition Report (EICR)
Landlords have a duty of care to ensure all electrical installations within their property are safe and cannot cause harm to tenants.
The EICR defines the condition of the electrical installation of a property, and is produced following an inspection by a Qualified Electrician of all aspects of that installation. The inspection will usually include items such as the fuse board, switches, sockets and lighting fixtures and fittings.
Gas Safety Certificate
Landlords have a duty of care to ensure that any gas appliances, fixtures and fittings within their property are safe to use, and that a Gas Safety Check is completed at 12-monthly intervals.
A Gas Safety Check is carried out by a Gas Safe registered engineer on all gas appliances, fittings and flues to ensure they are safe to use. A Gas Safety Certificate can be issued by the engineer once any remedial work has been completed.
Landlords have a duty of care to carry out Legionella risk assessments on their property, and to ensure that there are adequate control measures in place to limit the risk of Legionella being present in water systems.
A Legionella Assessment is carried out by an Accredited Assessor, who will survey the water system, provide a written risk assessment and issue a certificate of compliance following completion of any remedial work.
Portable Appliance Testing (PAT)
Landlords have a duty of care to ensure that all portable electrical appliances provided to tenants are safe to operate, and cannot cause harm to the end-users if operated according to manufacturer’s recommendations.
PAT testing is carried out on all portable appliances by a Qualified Electrician, who will produce a detailed appliance register containing the results of the testing, with recommendations for any remedial action.
